APPLICATION PROCESS

  • Once you have found a property on the web-site that you are interested in, telephone us on 01253 857001 to arrange a ‘viewing’
  • We will endeavour to arrange an appointment to suit you
  • At the viewing appointment, we will explain the procedure and the requirements to you and you will be offered an Application Form. If you don’t wish to apply, please say so.
  • Feed-back is very useful to us and we can contact the Landlord with your (anonymous) comments if the property ‘doesn’t suit’
  • If you do wish to apply, the requirements will be explained to you. Each applicant over 18 years of age must provide the following;
    • Proof of ID - a driving license or passport
    • A current bank statement - it doesn’t have to be a credit balance
    • An employer reference indicating your position, earnings and length of service
    • Wage slips - 7 weekly or 2 monthly - depending how you are paid
    • A current or previous Landlord reference indicating that your rent was paid on time
    • At least 1 character reference- more than 1 will only improve your application
  • A copy of your application and references will be sent to the Landlord who will make the decision as to whether you will be accepted or not
  • If your application is accepted, we will contact you to tell you so
  • We will then require £60 per applicant for a ‘Tenant Reference’ to be carried out, usually by Endsleigh Insurance, who may contact you directly
  • They will follow up your references and send a ‘Final Report’ to HeadWay to indicate whether you are acceptable as the tenant for the property.
  • If you claim local housing allowance or if your credit rating is low, we may ask you for a Guarantor
  • A Guarantor must be a home owner and will be required to complete a check through Endsleigh Insurance at a further cost of £60
  • Once the checks are completed, you will receive written confirmation of your acceptance. The letter will inform you that the deposit is due for payment and a ‘sign up’ date will be arranged
  • On the ‘sign up’ date, you will come along to HeadWay office at an appointed time and pay your first months rent (along with the deposit if this has not already been paid). The Tenancy Agreements will be signed and witnessed, you will receive 2 copies of the inventory and a Standing Order mandate for future payments of rental
  • Once the ‘paper-work’ is complete, you will be handed a set of keys to the property and you can then move in
  • If you should have any problems during your tenancy, all you need to do is to contact HeadWay who will arrange for any problems to be dealt with
